When you find yourself working at a self storage facility, there are a number of things that you have to do to make sure that you are actually helping your callers and customers. It is easy to be an apathetic property manager, only stepping in to help when your help is absolutely necessary. Really, though, if you would like to foster long term relationships with your current and potential customers, then you are going to have to adopt a much more proactive approach to solving the problems that crop up at your site. A teensy, tiny little bit of proactive problem solving can inspire loads of confidence in your renters, reader.
When you sense that there is a problem at your site, get up and do something about it. It is really just that simple, most of the time. Let us run through a few examples, here, so that you can really get to the bottom of the point that I am trying to make, here.
First and foremost, be sure that your self storage property actually looks nice. The looks of your property are every bit as important as the clothes that you choose to wear on a first date, when you really think about it. I mean, when you are bringing potential customers onto your property, they are going to judge the quality of your services rather harshly if it is super ugly. If your paint is chipping, or if your lot is full of pot holes, then they are not going to rent with you in all likelihood. It does not matter if you have the best security in the area if your property looks like it has not been maintained. Thus, if you truly care about bringing in more business, you are going to solve these sorts of problems as they arise. You are not going to wait on this, you are going to take care of it right away.
You also have to be sure that you are conducting regular safety and security checks. Review your videos surveillance footage and be sure that you are not suffering from any major gaps in your cameras. Conduct tests on your access controlled gate, and be sure that it is not accepting the codes of your tenants who are past due on their bills. Likewise, be sure that your gate is not staying open for too long, giving people the opportunity to sneak in behind paying customers. Conduct a regular scan of your lot and be sure that no one has snipped any holes in your perimeter fence. Check around for doors that are ajar, or doors that have sustained injuries. Also, check around and make sure that ALL of your self storage units are equipped with locks, even the vacant ones. The last thing that you need is to tempt criminals into entering your property and claiming one of your empty units.
It is just how this business works, reader. If you do not care about keeping your property clean, safe, and up to date, then your customers are not going to develop a sense of loyalty. Sure, you are going to be able to rope someone in every now and then, but that does not mean that you are going to be able to keep them for any meaningful amount of time.
